Near Campbell Ave, located just off of Carter St. Near the Bus Line, Shopping, Food, about half a mile from Younger Park. Equipped with Central Heat/Air, Fresh Paint, Hardwood Flooring, and Carpeted Bedrooms.
We do not accept any applications if you havent first viewed the property. You may come by our office any time during normal business hours. Youll be issued a key for the location(s) you wish to view. We do require a valid Photo ID and $20 key deposit. The key deposit will be refunded upon return of the key(s).
Our office is located at 2508 Langhorne Road, Lynchburg, VA. We are in the Coldwell Banker Building across from E.C. Glass High School parking lot. Nestled between LPA Sleep Wellness Center and Leech & Hicks Insurance.
Office Hours: Monday through Thursday 9 a.m. - 5 p.m.
Friday 9 a.m. - 4:30 p.m.
**Please arrive at least one hour before closing, so you will have enough time to view the property and return for your key deposit**

Applications are processed on a first-come, first-served basis.
What do we look for in an applicant?
-- Your income must be 3.5 times the amount of expected monthly rent.
Example: If the expected rent will be $350
Income must be at least $350 x 3.5 = $1,225 / month
If your monthly income doesn't meet these requirements, you will need a Co-Signer.
The Co-Signer will be required to fill out a Co-Signer Application and will need to provide documents we ask of all applicants: Photo ID, Social Security Card, and Proof of Income.
If you will be living with someone, in order for us to consider it combined income you must have lived with that person for at least 1 year and able to provide a rental reference. If you have not lived together for 1 year with rental reference, each of you will have to quality independently and/or obtain Co-Signers.
--Have you been with your job at least 1 year? (If no, you will likely need a Co-Signer.)
--Good Rental History (no previous evictions). No Rental History is an automatic double deposit (First Months Rent times 2).
--We will conduct a Background Check and Credit Check for each person on the application. (Criminal history and low credit scores do not automatically disqualify you. However, if your credit score is very low we may request a double deposit: First Months Rent times 2.)
--$30 Application Fee (Non-Refundable) to be paid BEFORE we will process your application (No Personal Checks). Applications are kept on file for 30 days.
