Hello, I'm renting out my basement mother in law apartment. I will be living upstairs with my three dogs. We are fairly quiet but there is a big one that barks sometimes. The basement apartment has a separate entrance in the back of the house.
Application Fee: $39 per adult for Rentler- $35 per adult through Zillow.
Smoking cigarettes not allowed on the property.
The appliances in the kitchen are smaller than usual (couldn't fit down stairs) but there is a stove, fridge, and a stand alone deep freezer.
I have recently painted the entire apartment. Carpets have been cleaned. I put in a big 4 foot by 4 foot window in the bedroom. There is no bath, it is a stand up shower.
I'd like to sign a year lease but am also open to having someone sign a 6 month lease for an additional $50 a month. Month to month would be available for an $100 a month.
We would be sharing a yard and sharing duties to mow the lawn on a regular basis.
I'm a tenant landlord mediator for a community action agency so I will most likely be the coolest landlord you have.
No central AC but basement has been very cool in summer and I will provide some portable ac units, I don't believe window units will work.
There is a max of two individuals allowed to live in this unit, unless another situation can be arranged.
Rent will be due on the 1st of the month and considered late by the 5th. There will be a $5 a day late fee added to late rent.

Deposit: $1,100
Sewer, Water & Trash: $50
Gas & Electric: $75
Cable & Internet: $25
Total monthly cost: $1100 for everything

I'd like to find someone that helps me renovate and update the apartment while living there. Up to one dog and one cat will be allowed.
Qualifications:
Income: at least 2x times rent
Background: No violent crimes, money owed to previous landlords, or evictions within two years
