SHOWINGS & APPLICATION PROCESS
You must be pre-qualified prior to scheduling a viewing. Pre-qualification consists of going over the screening questions below with the leasing agent. If you have questions about whether or not you could get approved, please contact the leasing agent.
Prequalification Questions
1. Do you have provable net monthly income of three times (3x) the monthly rent? Provable = Pay stubs, bank documentation.
For this property, you must make $3,000+ per month. Net pay means the amount you clear after taxes, insurance and other deductions.
2. Any evictions on your record in the last 5 years?
3. For the last two years, do you have a good rental history with references?
4. Do you have any judgements (court rulings) on your record from a property management company, landlord or apartment complex?
5. Do you have any collections accounts on your credit record from utilities companies?

After viewing the property in person, if you are interested in applying to rent the home, there is a formal screening/application process. Screening is $35 per applicant whose income will be used to guarantee the lease. More than one individual's wages may be considered in order to meet the income requirements.
Screening is handled on a first-come, first-served basis. For an application to be considered "complete", you must provide current photo ID, income documentation for the last two months, pay the application fee and sign a release so we can request tenant verification from prior landlords. Applications are not considered complete and cannot be reviewed until we receive verification back from prior landlords. We also conduct a credit check and background check.
Once an application is approved, a lease is not promised or guaranteed. We reserve the right to terminate at any given time. Applicants who are aggressive, disrespectful, confrontational or unprofessional with Black Key Club staff will be denied approval. Inaccurate, false or misleading statements made verbally or on the application will result in denial. Management reserves the right to deny any applicant with a negative personality, or rude behavior.
Once approved, an applicant is able to hold the property by submitting a security deposit. There may be more than one approved/qualified applicant. The first applicant to pay the deposit secures the house. The deposit is NON-REFUNDABLE because we are taking the property off of the market and reserving it for the approved applicant. If you are approved and the deposit is not paid in time, your application / approval can be transferred to another property or remain on file for upcoming vacancies.
