Application Fee: $50 per adult applicant (non-refundable) The application fee covers a comprehensive background check, which includes the following four areas: 1. Credit 2. Criminal 3. Employment/Wage Verification 4. Prior Rental History This fee ensures thorough evaluation to facilitate a smooth leasing process. Minimum Requirements: - Credit score of at least 600 - No felonies - Verifiable monthly income, three times the rent amount - Good standing rental history - No evictions and/or unlawful detainers within the past 5 years - No balance owed to the previous landlord Total Cost to Move-in: - First month's full rent - Security deposit: one month's rent - For pet owners: First month's pet rent ($50 monthly rent per pet) plus a one-time pet fee of $250 per pet - prorated rent, sewer, and trash charges will be charged the following month What's needed before you receive keys? - Signed lease - Utility Account Numbers (Gas, Electric, and Water) - Renter's Insurance Declaration's Page with new address listed - All fees paid To secure the rental property, the approved applicant is required to place a deposit equivalent to one month's rent or the amount requested based on your credit application. Pets are permitted with a non-refundable pet fee. Residents are responsible for all utilities, including Gas, Electric Water. These utilities are not included in the base rent pricing. Stoves and refrigerators will be provided in all homes.
