1. Application Process:

- A non-refundable application fee will be required to cover the cost of background and credit checks.
2. Income Requirements:
- Prospective tenants must have a verifiable monthly income equal to or exceeding three times the monthly rent.
- Proof of income, such as pay stubs or employment verification, will be requested.
3. Credit and Background Checks:
- A credit check will be conducted to assess the applicant's credit history and financial responsibility.
- A background check will be conducted to ensure a clean criminal record.
- Negative reports related to eviction history or significant financial issues may disqualify applicants.
4. Rental Term and Security Deposit:
- The lease term will typically be for one year, with the option to renew upon mutual agreement.
- A security deposit, equivalent to one month's rent, will be collected prior to move-in. It will be held in a separate escrow account in accordance with local laws.
5. Rent Payment:
- Rent is due on the first day of each month, payable by electronic transfer.
- Late rent payments will be subject to a late fee as outlined in the lease agreement.
6. Maintenance and Repairs:
- Tenants are responsible for reporting any maintenance or repair issues promptly.
- Landlord will strive to address maintenance requests in a timely manner, ensuring the property remains safe and habitable.
- Tenants are responsible for routine maintenance, such as lawn care and minor repairs as outlined in the lease agreement.
7. Pets and Smoking:
- Pets are allowed.
- Smoking is strictly prohibited inside the rental property.
8. Termination of Lease:
- Early termination of the lease by the tenant is subject to terms outlined in the lease agreement.
- The landlord reserves the right to terminate the lease if the tenant violates the terms of the lease agreement or engages in illegal activities.
9. Insurance:
- Tenants are encouraged to obtain renter's insurance to protect their personal belongings. The landlord's insurance does not cover tenant possessions.
10. Notice and Communication:
- All communication regarding the rental property should be in writing or through agreed-upon communication channels.
- Both parties should provide written notice as per the lease agreement for any changes or termination of the lease.
