Verifiable combined gross monthly income of at least 3 times the monthly rent. Lawful verifiable income is counted.

Application Policy & Fee Disclosure
Please read these criteria before you apply. By submitting an application you acknowledge you have received and agreed to these terms:
1. Sequential first-come, first-served policy
To comply with California Fair Housing laws and Civil Code § 1950.6 (AB 2493), this property is processed first-come, first-served. An application enters the processing sequence only when it is complete: all required forms, photo IDs, supporting income documentation (for example paystubs or tax returns), verifiable employer contact information, a signed credit/background-check authorization, and payment of the screening fee. Written screening criteria are provided with the application.
2. Tenant screening fee: $55
The fee covers actual out-of-pocket costs for credit/background checks and administrative processing time. We charge and process the fee only if your application is the first fully completed submission in line. If you apply as a backup and a prior applicant is approved, your screening fee is refunded in full. Once a credit check is initiated, the fee is non-refundable. Every applicant whose fee is processed will receive a copy of their credit report within 7 days.
3. 14-day lease commencement
To qualify, the approved applicant must be willing and able to execute the lease and take financial possession within 14 days of application approval or property availability, whichever applies. Failure or inability to start within that window will result in the application being deemed unqualified due to timeline expiration, and we will move to the next applicant in sequence. Reasonable extensions are evaluated in accordance with state and federal fair housing guidelines for verified government administrative delays or disability accommodations.
