RENTAL CRITERIA – PLEASE READ CAREFULLY Offering 12-Month Term Lease We do not accept comprehensive reusable tenant screening reports All applications must be complete, and all application fees paid prior to any application being processed. IMPORTANT – We do not rent our properties sight unseen. You must first see the property before applying The application fee is $52 per adult and is non-refundable. If you require a co-signer, the co-signer will need to fill out an application and pay a non-refundable application fee of $20.50 1) A complete application will include: Income verification (you must be able to verify income, i.e. paystubs (last 30 days), W2’s, tax returns, social security, award letters and/or housing assistance documentation) Contact information for current previous landlords Identification documents submitted for each applicant (current state-issued photo ID’s or a current passport are acceptable forms of ID) Application fee paid for by all applicants Signed acknowledgement of rental criteria 2) Other Costs involved: NSF fee $35 Late fee 10% of monthly rent, assessed on the 6th day of the month Admin Fee $150 Non-refundable fees for pets or Pet Rent – applies to pet friendly properties (No charge for permitted Service Animals) 3) Move-in Fees: Due upon lease signing First Month’s Rent plus any partial month’s pro-rated rent Security Deposit (Refundable) Administrative Fee (Non-Refundable) Applicable pet Fee(s) (Non-Refundable) 4) Application approval is based on the following: 640 Minimum Credit Score 2 Years Positive Rental or Mortgage history Verification of 3 times the monthly rent in income 5) Application may be approved with a co-signer if the following are not met: Credit Score Less than 640 Less than 2 years of Positive Rental or Mortgage Payment History Income less than 3 times the rent in income 6) Application Denial Based on: Outstanding balance with a past landlord or rental agency (This may be waived if the outstanding balance is paid in full at the time of application processing and proof of payment is shown) Any prior evictions Criminal background containing conviction of a drug or sex related nature It is the Policy of the owners and managers of this management company and/or landlord not to discriminate against anyone in any respect in the rental of this dwelling unit because of race, nationality, religion, sex, disability, marital status, familial status / having children under the age of 18, sexual orientation and/or military veteran status.
