PROPERTY DESCRIPTION

Very nice end unit in Harbor Town with updates that feature all new flooring with no carpet in this home! You will love the extensive custom ceramic tile or nice laminates that flow through the home. The hall bath has been redone with a custom tile and it has a step-in shower and rain shower head. Both bedrooms are on the ground level, and the master features its own full bath and large closet with custom racks. Upstairs you will find a spacious great room with an open floor plan to the kitchen. You can even see the lake from the kitchen window. There are two decks on this unit, one off the kitchen that gives you nice sunsets (recently rebuilt), and a larger one off the back that has a storage closet. Off the back porch is a small grassy yard with concrete picnic table for relaxing in the shade. The trees off the end of the building give a nice feeling of privacy. Other upgrades include new sink and disposal in kitchen, 1.5-year old AC unit, pendant lighting in the kitchen. This unit also features 2 PARKING SPACES, which is one more than the typical unit. Great community at Harbor Town you have plenty of amenities to enjoy. Tennis courts, pool, and covered grilling area all overlook the main dock and boat slips and the great western views of Lake Saluda and sunsets. A club house also overlooks the lake and there is trailer boat storage as well. Lake Saluda is a quiet getaway only a 15 minute drive to the center of Greenville.

For security purposes, you must pay a one-time $0.99 fee. There is NO recurring charge after registration.

Once you are registered and at the property to view the interior, you will call the following phone number: 888-889-8357. Locate the serial number (white number on top of the lockbox) and enter it when prompted on the phone. Follow the rest of the prompts and the lockbox will open for you.

RENT PAYMENT OPTIONS: We require all rent payments to be made online through the tenant portal, which is FREE. Alternatively, tenants have the option to pay through RentMoney where you can pay your rent with cash at many local retail locations including Wal-Mart. RentMoney Payments require a $3.75 convenience fee. Any other payments will be subject to a $7 payment processing fee.

NONREFUNDABLE RESERVATION FEE / SECURITY DEPOSIT: Marchant Property Management, LLC requires a Non-Refundable Reservation Fee, which is equal to the monthly rent amount, at the time of lease signing. Once the tenant takes possession of the property, $120 of the Non-Refundable Reservation Fee is applied to the Resident Benefits Package and the remaining balance of the Non-Refundable Reservation Fee is applied to the Security Deposit, which is refundable after the lease is fulfilled and all occupants vacate the property, subject to any outstanding rent, fees, cleaning, carpet cleaning, and any damages. Please understand that if tenants do not move into the property for any reason, this Non-Refundable Reservation Fee will be forfeited to the owner of the property in exchange for taking the property off of the rental market, regardless of how long this period is.

SECURITY DEPOSIT REQUIREMENT: Security Deposits are typically equal to the monthly rent amount less the $120 Residential Benefits Package. However, in cases where there are more perceived risks due to credit, income, rental history, etc., the Landlord reserves the right to require a higher security deposit.

RESIDENT BENEFITS PACKAGE: The Resident Benefits Package is $120 and due at time of lease signing. As part of your lease agreement, $120 of the Non-Refundable Reservation Fee will be paid to Marchant Property Management to cover the Resident Benefits Package and the remainder will be converted to your security deposit. The Resident Benefits Package covers the cost of Application Processing, Pet Screening, Lease Preparation, Lease Renewal Preparation, Security Deposit Processing, Utility Concierge Service, Document Storage, Utility Confirmation, Tenant Portal Access, Free Online Rent Payments, Routine Inspections, Move In and Move Out Inspections, Calls answered from 8:00am to 10:00pm, and 24/7 Repair Hotline.

FILTER SUBSCRIPTION SERVICE INCLUDED: Tenants are responsible for changing the HVAC filters on a regular basis. Marchant Property Management is INCLUDING a subscription to Filter Easy in the advertised price. Filter Easy is a service that delivers the exact quantity, size, and quality of filters to your door approximately every 90 days when it is time to change your filters. In addition, Filter Easy will send an email reminder to be expecting your filters to arrive soon. This service makes changing your filters a breeze!

MARCHANT PROPERTY MANAGEMENT MASTER INSURANCE POLICY INCLUDED: Marchant Property Management is INCLUDING the Master Insurance Policy in the advertised price. Tenants will be named as Additionally Insured under the Marchant Property Management Master Insurance Policy. The Master Insurance Policy features $100,000 in Liability Coverage and $20,000 in Tenant Personal Contents Coverage. This policy is required for all residents of Marchant Property Management. You may always carry any additional insurance coverage of your choosing.
