RESIDENTIAL HISTORY:
To complete this rental application, you must be prepared to provide three years of residential history as well as contact information for your rental references.
INCOME:
Please note that most properties require that the applicant's combined gross household income is at least three (3) times the monthly rent amount. Proof of income is required with your submission.
BACKGROUND CHECK AND EVICTIONS:
We complete a criminal background check and eviction history on all applicants. When looking at an applicant’s criminal history, the type of offense, the severity of the offense, and the length of time since the offense occurred is considered.
CREDIT CHECK:
We require a minimum credit score of 600 for all properties.
SECURITY DEPOSITS:
Security Deposit shall be 1-2 month’s rent pending creditworthiness.
PETS/ANIMALS:
We require EVERYONE to complete a third-party screening and review process. This quick and easy process ensures we have your pet and animal-related policy acknowledgments, pet/animal history and records, and legal attestation of truthfulness and accuracy on file. Everyone must complete the screening process. This is not only for pet and animal owners but also for residents and applicants that DO NOT own a pet or animal. This is also required for no pet properties.
