Security deposit $2575 plus first month rent. Prospective tenants need good credit rating and references.

One-year lease. If tenant wants to remain beyond the year, I only increase rent to reflect my cost increases. For example, if my HOA fees increase by $50/month that's the amount rent will increase the following year. In other words I do not drastically increase rent. I prefer to have long-term tenants.

My HOA does not permit short-term rentals.

I am the owner so you deal directly with me.

I once used it as my second home and that's why it is completely furnished.
