Hello, we are looking to swap our lease for our apartment in Fullerton, CA which lasts until July. The apartment comes with a fridge, oven, dishwasher, AC, heating, kitchen, bathroom, living room and bedroom. Optionally we can include furnishings: a dining table, a coffee table, and a couch. The living room, kitchen, dining area, and bathroom are all hard wood flooring and the bedroom is carpet. The building has a pool, jacuzzi, fitness center, and laundry facilities. There is one covered parking space and additional parking spaces are $50/month. The parking lot is right next to the apartment so there is almost no walk. The apartment is 600 square feet. The apartment is located near a shopping center, a short drive from downtown Fullerton, and right next to the California State University, Fullerton campus.
The rent is $1950 per month excluding utilities (water, gas, trash, internet, and electricity). This unit is on the first floor and right next to the fitness center and pool. The average price of a 1 bedroom at UCA has risen to around $2050 since the lease was signed, so this price would be on the lower end. To move in, proof of income is required to show that you earn and/or have savings that qualify you for 2.5 times the monthly rent. This means you must either make ($1950 * 12 * 2.5) $58,500 as a yearly salary or have some savings. As an example, if you make $48,500 a year and have $10,000 in savings, you qualify to move in. The apartment requires $400 as a security deposit.
My peoplefriend and I have lived in this apartment for 1.5 years and this is our second lease agreement. The reason we are leaving is due to the location not being near family/friends and we no longer go to school at CSUF. We have never had issues with the staff or pests. Issues with the apartment can be posted via their website and they send a maintenance people usually the next day. Like the title of the post says, we are throwing in $500 as appreciation for taking over our lease.
