Income of three (3) times the rent for whole household

No evictions, nor open bankruptcies, no collections, nor money owing to past landlords and/or utility service company (SMUD-PGE-cable etc.)

Security deposit must be received within 24 hours of application approval unless other arrangements are made in advance

Must take possession of the property within one (1) – three (3) weeks of approved application

Pets negotiable

No smoking is allowed in the home

Tenant pays water, sewer and garbage

12 month lease to start, with valid renters’ insurance policy

Yard maintenance – Monthly Charge $140 to tenant for gardener
