Welcome to the Apartment List February 2026 Rent Report for Mesa, AZ. Currently, the overall median rent in the city stands at $1,292, roughly the same as last month. Prices are now down 3.6% year-over-year. Read on to learn more about what’s been happening in the Mesa rental market and how it compares to trends throughout the broader Phoenix metro area and the nation as a whole.
The median rent in Mesa fell by 0.4% over the course of January, and has now decreased by a total of 3.6% over the past 12 months. Mesa’s rent growth over the past year has is similar to the state average (-4.0%) but has fallen below the national average (-1.4%).
Mesa rents went down 0.4% in the past month, compared to the national rate of -0.2%. Among the nation's 100 largest cities, this ranks #65. Similar monthly rent growth took place in Fort Worth, TX (-0.4%) and Raleigh, NC (-0.4%).
Citywide, the median rent currently stands at $1,126 for a 1-bedroom apartment and $1,267 for a 2-bedroom. Across all bedroom sizes (ie, the entire rental market), the median rent is $1,292. That ranks #67 in the nation, among the country's 100 largest cities.
For comparison, the median rent across the nation as a whole is $1,189 for a 1-bedroom, $1,339 for a 2-bedroom, and $1,353 overall. The median rent in Mesa is 4.5% lower than the national, and is similar to the prices you would find in Jacksonville, FL ($1,293) and Houston, TX ($1,261).
If we expand our view to the wider Phoenix metro area, the median rent is $1,342 meaning that the median price in Mesa ($1,292) is 3.7% lower than the price across the metro as a whole. Metro-wide annual rent growth stands at -3.9%, below the rate of rent growth within just the city.

Apartment List has released Mesa’s results from the third annual Apartment List Renter Satisfaction Survey. This survey, which drew on responses from over 45,000 renters, provides insight on what states and cities must do to meet the needs of 111 million American renters nationwide.
"Mesa renters expressed general satisfaction with the city overall," according to Apartment List. "Some categories received average scores, and many received below average scores."
Key findings in Mesa include the following:
Mesa renters gave their city a C+ overall.
The highest-rated categories for Mesa were weather, affordability, and state and local taxes, which all received B grades.
The areas of concern for Mesa renters are jobs and career opportunities (F) and social life (D).
Millennial renters are unsatisfied with their city, giving it an overall rating of C, while renters who are parents are more satisfied, giving it a B.
Mesa did relatively poorly compared to other cities in Arizona, including Phoenix (B-) and Tempe (A-), but earned higher marks than Tucson (D).
Mesa did relatively poorly compared to similar cities nationwide, including Denver, CO (B+), Nashville, TN (A-) and Portland, OR (B).
The top rated cities nationwide for renter satisfaction include Scottsdale, AZ, Irvine, CA, Boulder, CO and Ann Arbor, MI. The lowest rated cities include Tallahassee, FL, Stockton, CA, Dayton, OH, Detroit, MI and Newark, NJ.
