**Lease Duration
The minimum lease term for the property is twenty-four (24) months. Any request for a lease term shorter than the stipulated duration shall not be entertained.

**Security Deposit
Prior to occupancy, the Lessee shall provide a security deposit amounting to $50,000. This deposit is intended to cover potential damages, unpaid rent, and other liabilities as specified in the lease agreement. The security deposit will be returned to the Lessee within a stipulated period after the lease term ends, provided that the property is returned in its original condition, normal wear and tear excepted.

**Insurance Requirement
The Lessee is required to obtain and maintain a renter's insurance policy that provides adequate coverage for personal property within the leased premises, as well as liability insurance. Proof of insurance must be provided to the Lessor prior to occupancy and upon renewal of the policy.

**Utilities
The Lessee shall be solely responsible for the payment of all utilities associated with the property during the lease term. The Lessee agrees to abide by all local, state, and federal laws and regulations, as well as any homeowner association rules or guidelines applicable to the property. Failure to comply with these terms may result in penalties or termination of the lease.

**Amendments
Any amendments or modifications to these general leasing terms must be made in writing and signed by both the Lessor and Lessee. Verbal agreements or understandings shall not be considered valid.

**Governing Law
