Application Approval Requirements

Income Requirement
Applicant must provide proof of gross monthly income equal to at least three times the monthly rent ($4,000 or more).
Acceptable proof includes, but is not limited to, recent pay stubs (last 2 months), an employment verification letter, bank statements, or proof of financial aid, if a student.
A guarantor may be used if the applicant does not meet the income requirement individually.*

Credit Score
Minimum credit score of 620.
Exceptions may be made for students or individuals with limited credit history, provided they have a qualified guarantor.

Rental History
No prior evictions within the past 7 years. Positive rental history from previous landlords is preferred (references may be requested).

Criminal Background
No felony convictions.
No history of violent crimes, drug trafficking, or property-related crimes.

Application & Documentation
Completed rental application for all adult occupants.
Copy of valid photo identification (driver's license, passport, or state ID).
Non-refundable $55 application fee to cover credit and background checks. If approved, fee is deducted from the first month's rent.

After Approval
Renter's Insurance: Proof of renter's insurance is required within 14-days of moving in and must be maintained for the duration of the lease.
Utilities: Utilities (excluding Internet and Water) should be transferred to renter's name within 14-days of moving in and must be maintained for the duration of the lease.

Up to four (4)

Security Deposit
Payment of security deposit ($1,300) and first month's rent ($1,300) to move-in.
