Woodside Oaks Condo - Small Gated Community - This lovely, 2nd floor, 2 bedroom / 2 bath unit is nestled in the desirable gated community of Alicante Villas. This home features an open living space that includes a wood-burning fireplace and vaulted ceilings with lots of natural light. The kitchen is well-appointed with stainless steel appliances, granite counters, and wood cabinets. The master bedroom includes a walk-in closet and an ensuite bathroom. The second bedroom includes a spacious dual mirrored closet. The Interior has wood and tiled floors throughout with carpeted bedrooms. Sit out on the welcoming balcony to relax and read or enjoy your favorite beverage. Plenty of storage in the deep hall closet. The assigned covered parking is in proximity, adjacent to the unit. Alicante Villas is a well-maintained community with a workout center, a pool and jacuzzi, picnic areas, and walking paths. It is located near restaurants and shopping and is convenient to the American River Parkway, CSUS, and the freeway. The owner pays for water, sewer, and garbage.
No pets, no smoking. One-year lease.

Screening Guidelines:
1. All persons planning on living at the property, over the age of 18, must complete an application and ALL applicants should meet the qualifying guidelines.
2. A minimum credit score of at least 650 is normally required. NOTE: Minimum credit score is higher for higher value properties. We require positive credit history which means no collections or judgments. Negative accounts are a reason for declining an application. If one applicant out of the group does not meet guidelines that typically will cause the entire group to be declined.
3. All bankruptcies must be discharged to be considered for approval.
4. Good rental references, or homeownership, with no late payments. No evictions – no exceptions.
5. Verifiable, combined, gross monthly income of at least 3 times the monthly rent amount (and/or verifiable cash reserves).
6. No pets unless otherwise stated on the property page of our website.
7. Co-Signers: Inquire before applying - Owners may consider a co-signor for lack of credit or rental history. A co-signor is not accepted for an applicant's negative credit or rental history. Any co-signor must be credit qualified and demonstrate a verifiable income sufficient to pay both their own living requirements and the rent for the property they are co-signing for. Co-signors must typically reside in the area.
8. Applications are not processed until the application fee is paid for each person applying.
9. Applicants should be prepared to pay the Security Deposit payment upon approval and the First Months Rent before Move In date.
10. Tiner Properties will schedule a private showing for qualified applicants only. If you do not want the property after viewing it, we will refund your application fee or allow you to use it for any other properties we manage for up to a 30-day period.
11. You should be prepared to make your first rent payment within 2 weeks of the approved application, or sooner.
