If I could rate Millbrook Commons a negative I would. Signed a lease to begin on 2/7/2025. One hour before picking up keys on the 7th I was informed that we would not be able to take possession of the property for an extra week. We had already paid for the first month and had furniture being delivered to the property. We were never reimbursed for the first week that we were illegally barred access from our legally rented property. I will simply say this is not only breach of contract but illegal under Texas state law. After receiving a concession to allow us to store our property in the garage of the unit my daughter couldn’t get the garage door to close call after hours maintenance and was yelled at and told she was trespassing. Second breach of contract. Between 2/14/2025 and 3/5/2035 we made a list of issues within the home and created work orders for repairs. So that we would be able to move in fully hassle free. All work orders were closed on 2/28/2025 without any work being performed, however we were told everything was completed. We were told the Sample Pest Control would treat the property on 3/4/2025 as on of the problems was an infestation of various insects within the house and property. However by 3/28/2025 it had become apparent that either Sample Pest Control didn’t know what they were doing or had never been there. I ended up hiring a different pest control company to deal with the problem out of my own pocket with no reimbursement from Millbrook Commons and no real concern about the health risk associated with this issue. On 3/31/2025 I contacted Sample Pest Control to ask if they had treated that property on 3/4/2025 as we had been told that they had. Their response was no they had never been informed of any issues at that address by Millbrook Commons. At almost 60 days since lease going into effect not a single issue has been resolved unless it has been resolved by me at my own cost and time. For all renter regardless of where you rent remember all maintenance request under Texas state law are to be corrected within 7-10 days and if it is a health/safety/security issue it must be corrected within 2-3 days. Do not waste your time with renting at Millbrook Commons they are liars, thieves and like to use a lot of words with no action. Fortunately I have backed everything up through screenshots and emails as at this point I feel the only recourse is going to require legal action to resolve all the issues with this location, management group and ownership. Sadly as I have stated we have had our lease in effect for 52 days and only occupied the property for 26 days.
