Townhome will be available for move-in Nov 1st - 15th (depending on remodel job end date and when the new prospective tenant is approved to move in by the association) and will require a signed 1-year lease agreement. New tenants will need to apply and qualify through the community association, which will do a complete background and credit check of every occupant. The association clearing process may take up to 25 business days (not including holidays nor weekends) but have had prior tenants get approved within 5 business days. Monthly rent will be $2,100. To move in, you will need First Month ($2,100), Last Month ($2,100), and a $1,500 security deposit (totaling $5,700). The $1,500 security deposit portion will be returned after the tenant has met all the lease terms (including a 60-day notice after lease expiration), is fully moved out, has cleaned the apartment and an in-person walk-through between the owners/tenants has been satisfactorily completed. There is a non-refundable community association application fee of $175 for married couples (with marriage certificate), or $150 per adult applicant (i.e. $300 for unmarried couples), plus a resident parking decal and/or a visitor hangtag fee. Owners are seeking max two adult non-smokers with no pets. Only prospective tenants with no history of eviction records, solid personal background, clean police report search, proof of income and good credit history will be considered.
