- Monthly debt payments plus rent may not exceed 50% of verified gross monthly
household income
- No eviction judgments for nonpayment or material lease violations, and no
verified late rent payments, in the last 60 months*
- No 30-day-or-greater late payments on credit history in the last 36 months*
- All lawful, verifiable income sources considered. All occupants 18+ apply
separately; income is combined. Occupancy limit 2 per bedroom plus one.
- Limited credit history, or not meeting the credit or debt standard: may
qualify with 12 months of verified on-time rent at or above this rent amount,
or a qualified cosigner (cosigners are screened under these same guidelines).
- Government rent subsidy applicants: standards are calculated using only your
portion of the rent. You may elect to provide alternative evidence of your
ability to pay in place of credit history, with reasonable time to submit it.
- Reasonable accommodation requests, including exceptions to these criteria,
may be made at any time.
