1. Each Applicant of age of 18 years or older, must submit a separate and complete online application at AVAIL.CO. No application will be processed until each applicant’s complete credit, rental history as well as background check reports are presented by APARTMENTS.COM.
2. Must have good credit (Credit Score of at least 700 or higher).
3. Must have good employment references with verifiable household gross monthly income at least three times the amount of rent (hereafter referred to as “income-to-rent ratio”).
4. Must have good rental references with no past evictions, no unpaid rents and bills etc.
5. Must not have any, none whatsoever, criminal and illegal activity records.
6. Must not rent the property for any commercial/business purposes such as using the property as offices etc.
7. Must not sublease the property.
8. No smoking and drugs of any kind are allowed anywhere in the property.
9. No pets unless under special circumstance and required by California laws and regulations.
10. Renter’s Insurance with a minimum of $100,000 Personal Liability Coverage is required, and evidence of Renter’s Insurance must be provided before taking occupancy.

AVAIL.CO ONLINE APPLICATION must be filled out completely, and all the information provided in the AVAIL.CO ONLINE APPLICATION must be true, accurate and verifiable. Incomplete AVAIL.CO ONLINE APPLICATION will not be processed. Inaccurate or false information will not only lead to immediate application denial, but also might lead to termination of Residential Lease Agreement even if you have started the tenancy. In such circumstances, you are fully liable for any and all financial losses the owner.

Complete employment history, starting from current employment, must be accurately and clearly filled in AVAIL.CO ONLINE APPLICATION, and contacts of employment references must be provided. AVAIL.CO ONLINE APPLICATION will not be processed or will be denied if invalid contacts of references are provided.

Number of occupants of the rental property must be truthfully and accurately filled in AVAIL.CO ONLINE APPLICATION, and eventually in Residential Lease Agreement & its Addendums, which must also be submitted to HOA by owner. Any addition to the number of occupants of the rental property must have owner as well as HOA’s prior written approvals (a separate AVAIL.CO ONLINE APPLICATION and a separate set of credit, house rental as well as background check reports are required for the new occupant 18 years of age or older). In most circumstances, an addition to the number of occupants of the rental property may result in the termination of the Residential Lease Agreement.

To complete AVAIL.CO ONLINE APPLICATION, following documents must be attached:
1. Most recent 2 months of pay stubs
2. Most recent 2 months of bank statements
3. Most recent tax year W-2 Form(s)
4. Pictures of any pet if permitted under special circumstance and required by California laws & regulations (Rent and/or Security Deposit will increase to have pet in the rental property).

Prior to Residential Lease Agreement & its Addendums’ finalization and signatures, depending on the market conditions online-listed rent, security deposit & fees, and rental property availability are subject to change without notice.
