- 5 yr residence history (rental and/or ownership), no late pays
- 5 yr work history, no gaps
- Evictions: Applicants must have a positive rental history for the last seven (7) years. A denial may result from an unlawful detainer action (eviction) judgment in favor of the landlord within this time frame. A comprehensive background check is required for all applicants.
- Background check: Certain offenses within the past seven (7) years that pose a direct threat to the health or safety of other individuals, staff, or the physical property (e.g., violent crimes, drug manufacturing, sex offenses), may be grounds for denial.

Fees associated with your application:
- $40 non-refundable application fee per occupant over 18 years old. Includes credit, background, and eviction check. (Married couples must complete separate applications.)

- $35 non-refundable pet screening profile
Generally, this is required after your application has been approved but may change depending on individual circumstances.
Service Animals: A profile is not required where the need is obvious. In cases where the disability is not obvious, we may request reliable documentation to support that the animal provides bona-fide disability-related assistance or a therapeutic benefit.
ESA's: A no cost pet screening profile is required to validate ESA's.
No pets: If there are no pets, a no cost "no pet" profile is required.

Rent/Fees associated with your lease:
- Security deposit is equal to rent amount (or rent amount + $100), due at lease signing.
- Lease initiation fee of $295 due with security deposit.
- Additional deposit may be required depending on the strength of your application and if any exceptions to the rental criteria are needed. Applicable case by case.
- Rent as shown in this publication is due the 1st of each month.
- Residents Benefit Package (RBP) is required and paid monthly as "additional rent". You'll receive all the below benefits and more for only $49.95/mo.
