PROPERTY LEASE TERMS - PLEASE READ

Application fee $50 per adult applicant / resident.
Deposit, first months rent and last months rent all due at move in.

POSSIBLE TENANT CHARGES - PLEASE READ
Before move in;
1) All applicants and residents over 18 shall pay a $50 application fee via cashier's check.
2) First month's rent, last month's rent, and a deposit equal to one months rent all as stated in the ad.
3) All applicants shall pay half of the Security Deposit with their rental application via a cashier's check. If their application is not approved or someone else gets the property before they do this check is returned. The rest of the deposit is due at move in.
4) Applicants will pay any costs to get utilities in their name and are required to provide a confirmation number or proof at or before move in.

Post move in;
1) Total Rent as specified in the ad and lease.
2) Late fee, if applicable, equal to 5% of total rent.
3) NSF charge of $50 for payments with insufficient funds, that are reversed or any other payments that fail.
4) All utilities as stated in the ad.
5) Lock out fee of $100 if Rancho provides access. Or resident can pay for a locksmith for access if we are available to do so. Tenants who wish to change locks for personal reasons shall do so at their expense. If locks are changed by the tenant for any reason Rancho needs a key within 1 business day.
6) Any and all charges for credit card payments, echeck fees, etc.
7) Residents shall pay for as consumable items including light bulbs, batteries, etc.
8) Utility turn-on and or transfer fees if applicable.
9) Renters insurance.
10) Pre move out cleaning costs.
11) Lease early termination fee of 1 months' rent.
12) Failure to make scheduled vendor appointments you shall be billed a service charge if Rancho Property Works is billed for your absence.
13) All court, legal and service costs.
14) Residents shall pay for as consumable items including light bulbs, batteries, etc.
15) Utilities - property specific

Post move out;
1) Actual costs for house cleaning, carpet cleaning, carpet stain removal, yard clean up as well as any repairs to damage as a result of your occupancy.
2) Trash removal including time and dump fees if applicable.
3) Any utilities not paid during lease.
4) Damage to the property as a result of your occupancy.
5) Past due rent, credit card or echeck fees not paid.
