Minimum Criteria Income Requirement: Applicant(s) must have a gross monthly income of at least three (3) times the monthly rent amount. The following terms and rules will be incorporated into the final lease agreement: Renter's Insurance: Tenant(s) are required to obtain and maintain a renter's insurance policy with a minimum of $100,000 in personal liability coverage for the duration of the lease term. Tenant(s) agree to provide updated proof of insurance upon request and acknowledge that failure to maintain the required insurance may result in termination of the lease agreement. Lease Termination/Renewal Notice: The Tenant must provide the Landlord with 60 days' written notice prior to the lease end date regarding their intent to renew the lease or terminate the tenancy. Showing Accommodations: The Tenant agrees to accommodate showings of the property during the final 60 days prior to the move-out date. Early Lease Termination: The Tenant may break the lease early with 60 days' written notice to the Landlord and a penalty equivalent to one month's rent.
