Welcome to the Apartment List March 2026 Rent Report for Denver, CO. Currently, the overall median rent in the city stands at $1,573, roughly the same as last month. Prices remain down 4.5% year-over-year. Read on to learn more about what’s been happening in the Denver rental market and how it compares to trends throughout the broader Denver metro area and the nation as a whole.
National study of renter’s satisfaction with their cities and states
Apartment List has released Denver’s results from the third annual Apartment List Renter Satisfaction Survey. This survey, which drew on responses from over 45,000 renters, provides insight on what states and cities must do to meet the needs of 111 million American renters nationwide.
"Denver renters expressed general satisfaction with the city overall," according to Apartment List. "With expensive rents in tech hubs, it comes as no surprise that cost of living is a source of dissatisfaction in Denver."

The top rated cities nationwide for renter satisfaction include Scottsdale, AZ, Irvine, CA, Boulder, CO and Ann Arbor, MI. The lowest rated cities include Tallahassee, FL, Stockton, CA, Dayton, OH, Detroit, MI and Newark, NJ.

Urban professionals love East Central Denver for its mix of historic charm and modern amenities, with rentals ranging from $995 to $2,900. The neighborhood sits perfectly positioned between downtown employment and Cherry Creek shopping, creating reasonable commutes in multiple directions. Most apartments feature surprising architectural character, with many buildings maintaining original details like hardwood floors and decorative moldings that new constructions lack. Though parking can be challenging in some sections, excellent public transportation includes multiple bus routes reducing car dependency for most daily needs.
