Welcome to the Apartment List February 2026 Rent Report for Denver, CO. Currently, the overall median rent in the city stands at $1,567, after falling 0.7% last month. Prices are now down 4.8% year-over-year. Read on to learn more about what’s been happening in the Denver rental market and how it compares to trends throughout the broader Denver metro area and the nation as a whole.
National study of renter’s satisfaction with their cities and states
Apartment List has released Denver’s results from the third annual Apartment List Renter Satisfaction Survey. This survey, which drew on responses from over 45,000 renters, provides insight on what states and cities must do to meet the needs of 111 million American renters nationwide.
"Denver renters expressed general satisfaction with the city overall," according to Apartment List. "With expensive rents in tech hubs, it comes as no surprise that cost of living is a source of dissatisfaction in Denver."
Key findings in Denver include the following:
The top rated cities nationwide for renter satisfaction include Scottsdale, AZ, Irvine, CA, Boulder, CO and Ann Arbor, MI. The lowest rated cities include Tallahassee, FL, Stockton, CA, Dayton, OH, Detroit, MI and Newark, NJ.

Historic character defines North Central Denver, where tree-lined streets showcase architecture spanning multiple eras from Victorian to mid-century modern. Rental options include divided historic homes and smaller apartment buildings with architectural details unavailable in newer construction. The neighborhood offers excellent access to both downtown employment and City Park recreation, though the popularity has pushed rental rates higher as the area continues attracting new residents.
