TERMS & QUALIFICATIONS
Rent is $2850/mo and security deposit is $3500. (As small landlords, we are exempt from AB12 which caps security deposits at 1 month rent.) Maximum occupancy is 3 people. Verifiable income of 2.5x the rent is required. Minimum credit score is 680. Limit of up to 3 pets (2 dogs max), subject to landlord approval—breed restrictions apply. Landlord pays for water, trash, and gardening services. No smoking or vaping of any substance is permitted on the premises. Renters insurance is required with minimum liability limit of $100,000. A complete application and screening are required for each adult applicant.
FULL DESCRIPTION
This quiet, newly renovated 1 bedroom, 1 bath 632 sq ft back house near downtown Monrovia has a fully fenced backyard for you and your pets. The house is uniquely situated with the front of the house facing the alley, complete with its own front yard and 2 car driveway which are accessed from the alley.
