Rent includes HOA dues, landscaping, water, gas, waste management, and high-speed internet. During the winter season (October through March), the owner provides a $300 monthly pool and spa heating allowance, with the tenant responsible for heating costs exceeding that amount. During the summer months (April through September), the tenant reimburses the owner for the monthly electricity bill.

A $2,500 security deposit and $300 non-refundable cleaning fee are required. No smoking
