Prices are now down 2.0% year-over-year. The median rent in Citrus Heights fell by 0.1% over the course of September, and has now decreased by a total of 2.0% over the past 12 months. Citrus Heights’s rent growth over the past year has has fallen behind both the state (1.3%) and national averages (-0.8%).
Nine months into the year, rents in Citrus Heights have fallen 1.3%. This is a slower rate of growth compared to what the city was experiencing at this point last year: from January to September 2024 rents had increased 2.4%.

A place that some Sacramento residents are just getting to see on their radars and are wondering how they missed it. Citrus Heights is a suburban city, near Sacramento. It comfortably houses a population of about 85,000 people at the moment. It was part of the Sacramento metropolitan area and get to celebrate its independence day after breaking away in a 1997 referendum.Some residents of Citrus Heights have claimed that the housing trends in this city are old and confined. Well, this is honestly not much of an artsy city or a location with exotic dining establishments. If you want that, take a short 10 minute drive to Roseville, Fair Oaks or Sacramento. Or Call the White house!
