Rental Criteria:
•All prospective tenants must fill out an application and undergo a background and credit check.
•Criminal history: Your application may be rejected if you have been convicted of a felony or any crime against person or property that would present a threat to the owners or neighbors, or the rental property. Applicants on a publicly available list of offenders who are required to publish their address will be denied.
•Rental history: Your application may be rejected if you have a previous eviction, default in lease agreement, late rental payment, owe any money to another housing provider, or have a negative reference from a previous occupancy.
•Income requirements: Income must be at least three times the monthly rent.
•Credit history: A credit check is required for all applicants. Your application may be rejected if you have past due balances, derogatory marks, or a poor credit score/history.
•Employment requirements: Employment history should show that the applicant has been employed with their current provider for at least 6 months. Applicant can also qualify if they were employed with their previous employer for at least 6 months. All employment history will be verified by contacting the employer.
•Photo identification: All applicants over the age of 18 must provide current government-issued photo identification at the time of application.
•Occupancy: All adults 18 and over must be a signer on the lease agreement.
•Renter’s insurance: Applicants must have renter’s insurance before occupying the premises.
•False statements or inconsistencies on the application will result in an automatic denial.
•Upon application approval, security deposit and a signed lease agreement are required for the spot to be reserved.
•$55 non-refundable application fee.
