4. SECURITY DEPOSIT REQUIREMENT: Security Deposits are typically equal to the monthly rent. Security deposit is dependent upon applicant risk. Normally it is equivalent to one month's rent, but the owner is motivated to get someone in the property and will reduce this requirement if the tenant is low risk. However, in cases with more perceived risks due to credit, income, rental history, etc., the Landlord reserves the right to require a higher security deposit.
