National study of renter’s satisfaction with their cities and states
Apartment List has released results for the Bronx from the second annual Apartment List Renter Satisfaction Survey. The survey, which drew on responses from over 30,000 renters, provides insight into what states and cities must do to meet the needs of the 105 million American renters nationwide.
“Bronx renters expressed high dissatisfaction with their city,” says Andrew Woo, Director of Data Science at Apartment List. “They gave below-average scores to most categories.”
Key findings in the Bronx include the following:
*Based on base prices that don’t include fees
Leafy sophistication characterizes Riverdale, where pre-war apartment buildings and historic mansions create a distinctly non-urban atmosphere despite Bronx location. Residents enjoy the extensive Wave Hill public gardens and the neighborhood's significant green spaces unusual for New York City. Though Manhattan commutes require planning via express bus or subway, the trade-off comes in more square footage, architectural character, and greenery than possible in most city neighborhoods. Many buildings feature Art Deco details and unexpectedly spacious floor plans that have attracted notable residents throughout the neighborhood's distinguished history.
Academic energy permeates this enclave surrounding Fordham University's Gothic Revival campus. Renters enjoy authentic Italian markets along Arthur Avenue but contend with match-day crowds flooding Metro-North stations during Yankees home games. The New York Botanical Garden's holiday train show draws winter visitors who temporarily overwhelm street parking.
Practical renters discover extraordinary value in Wakefield, where prewar apartment buildings offer significantly more space than trendy neighborhoods for a fraction of the price. The neighborhood sits at the Bronx's northern edge with quick Metro-North access to both Manhattan and Westchester employment, creating versatile commuting options beyond subway dependency. Most buildings include elevator service and laundry facilities – features commanding premium prices in Manhattan. The nearby Woodlawn Cemetery provides unexpected natural beauty with walking paths through immaculately maintained grounds, while Van Cortlandt Park offers extensive recreation facilities including New York's oldest public golf course. For best value, consider buildings along Carpenter Avenue, where well-maintained prewar properties often include utilities in rental costs – a significant budget advantage during expensive New York winters.
