Applicant Criteria
• Credit score under 600 = grounds for automatic denial
• Delinquent/collection accounts, unpaid utilities = potential denial
• Strong rental history required; no evictions or landlord complaints
• 1 year of employment required, does not have to be with same job – just consistent 1 year employment
• Income must be ≥ 3x monthly rent (excludes bonuses, child support, overtime)
• Married couples may combine income with proof of marriage
• No co-signers allowed
• Standard background screening (HUD/FHA guidelines)
• $75 one-time leasing fee applies at move-in
• Processing time: 3–5 business days with complete documentation
