Application Requirements

1.) Each occupant age 18 or older must submit a completed rental application and pay a non-refundable application fee of $55.00. Applications will not be processed until all required documentation has been received.

2.) Income Requirements

Verifiable gross household income must equal at least three (3) times the monthly rent.
Income may be verified through pay stubs, employment verification, bank statements, tax returns, benefit statements, or other acceptable documentation.

3.) Employment and Income Verification

Applicants must provide proof of current employment and income, including the most recent 30 days of pay stubs and/or other documentation acceptable to the Landlord.

Self-employed applicants may be required to provide additional documentation, including tax returns and bank statements.

4.) Credit History

Applicants must demonstrate a satisfactory credit history and established pattern of meeting financial obligations.
Outstanding landlord collections, utility collections, unpaid housing-related debt, judgments related to housing obligations, or accounts demonstrating a pattern of non-payment may result in denial.

Medical collections will not be considered.

Additional security deposit, or other conditions may be required based on overall application strength, where permitted by law.

5.) Rental History

Applicants must provide verifiable residential rental history from current and/or previous housing providers, if applicable.

Request that applicants demonstrate a history of timely rent payments, lease compliance, and satisfactory property care.

Proof of current residence may be required, including a utility bill, lease agreement, mortgage statement, or similar documentation.

6.) Eviction History

Applicants with a prior eviction judgment, pending eviction action, or outstanding balance owed to a landlord or property management company may be denied.

7.) Background Screening

A criminal background screening will be conducted. Criminal history will be evaluated in accordance with applicable federal, state, and local laws using an individualized assessment of relevant factors, including the nature, severity, and recency of any conviction and its relationship to resident safety and property protection.

8.)Pet Policy

No pets are permitted on the premises unless required as a reasonable accommodation under applicable fair housing laws.

9.) Lease Term
Minimum lease term is twelve (12) months.

10.) Additional Requirements

All information provided on the application is subject to verification. Providing false, misleading, or incomplete information may result in denial of the application or termination of the lease if discovered after occupancy.
