2) Proof of income for 3x the monthly rental rate and a 650 minimum credit score, or a guarantor to co-sign the lease who meets these requirements.

4) Deposits due at lease signing (in total, not per person):
Refundable Security Deposit: $1,100
Non-Refundable Redecoration Fee: $450
Air Filter Fee: Equal to $10/month for the length of the lease
*Tenants will need to go through orientation with the HOA prior to move in. Cost is $100 payable to the HOA at time of orientation
