Well kept personal home in Hurricane with three bedrooms, two bathrooms, and an attached garage. Great location with quick access to the outdoors to include world class mountain biking and hiking. A new gym is within walking distance and the home is less than 10 minutes from both Hurricane Middle School and Hurricane High School. The home has been well cared for and includes stainless steel appliances (gas range, microwave, dishwasher, and sink). Garage has been insulated to lower energy costs and keep the house cool in the summer. The property has a medium-sized unfenced yard that includes grass and trees. Landscaping services and all water charges are included in the rent. Both a washer and dryer are included with the house. I am looking for renters that are honest, make timely payments, and will treat the property with respect. Tours available for those meeting the following listing requirements.

Applicant Requirements:

1. Each occupant (18+) required to submit a separate non-refundable $35 Zillow application. Fee covers background and credit check.

2. Applicants must have a credit score of 660 or higher. Credit report must show applicants ability to make timely payments and exercise fiscal responsibility.

3. Applicants must have positive rental references for the past 5 years. References will be checked and applicant must not have been evicted at any point in rental history.

4. Applicants must have combined monthly income of 3x the monthly rent amount. Applicants must show the ability to maintain steady employment.

5. Applicants can't have declared bankruptcy or have had collections, judgements, NSFs, or unsettled debt.

6. Applicants can't have had more than 2 late fees with past landlords or utility companies.

7. Applicants with derogatory legal records to include sex offenses, crimes against children, distribution of illegal substances, fraud, and/or theft will be denied. Landlord has sole discretion to reject applicant based upon information present in legal records.

8. Smokers of any kind (including e-cigs and vape) are not permitted.

9. Monthly autopay required through Zillow (no charge for EFT).

10. Cats and dogs are negotiable if older than 1 year and spayed/neutered- evidence required. Occupant may have no more than two pets and an additional $500 deposit required. Additional $45 per pet monthly pet rent added to rent.

11. Evidence of renter's insurance required.
