*DEPOSIT

The required security deposit is the same as the rent amount (depending on credit worthiness).

Any damage outside of normal wear and tear will be deducted from this amount.

*PETS

This home accepts pets.

A refundable pet deposit of $350 will be charged per pet.

You must disclose any animals that will live on the property.

Limit to 2 pets unless agreed upon in writing.

We do not charge additional deposits or fees for documented service/companion animals.

*UTILITIES

Tenant pays electric, gas, and trash directly to the utility company and must be set up prior to move-in (except for multi-unit homes).

Water and sewer for all properties are paid online through the KRCH tenant portal.

Tenants are responsible for landscape upkeep, snow removal, and compliance with city ordinances.

*QUALIFICATIONS

Credit and criminal screening ran for each applicant at the time of submission.

Must have credit history.

No evictions in the last 3 years, or multiple previous evictions.

No pending evictions/lockouts on the current home.

No unpaid balances to previous landlords.

No unpaid phone bills, gas or electric bills, or utilities currently in collections without full payoff.

No felony convictions or pending charges relating to: drugs, theft, violent offenses, or sexual offenses.

INCOME: Household income for all adults must be at least 3 times the rent (Gross income - before deductions).

*AVOID SCAMS

KRCH Realty will NEVER ask you to wire funds. All payments to KRCH Realty are accepted through our tenant portal, or with a Rent Money Voucher.

All applications are processed via our property management website (please check the URL/link - you should always be routed to our website). The application will display our logo and is serviced through "Propertyware".
