Tenant Criteria
- Income must be 3 times the amount of monthly rent
- No smoking on the property
- Renters insurance policy required with minimum 300,000 coverage for the term of the lease
- Subject to background check, employment and income verification (must provide contact for current employer)
- All applicants over 18 years of age must submit an application and pay an application fee
- Minimum credit score: applicants with a combined household income meeting the income requirements, must all also have a minimum credit score of 650
- Applicants must all have at least 12 months verifiable rental history (previous landlord contact info is required)
- Applicants must be reported to have taken good care of the property
- Applicants must not have an outstanding balance with a previous landlord
- Applicants must not have a rental eviction on their record or a criminal background
- Pets are considered on case by case basis, additional fees may apply
- Upon approval, we do require a security deposit (in the amount of 1 month rent) and first months rent to hold the property
- Any additional pet fees are due by move in date
- Utility accounts to be set up with account numbers provided to property manager prior to move-in
- One-year minimum lease term
