RENT BENEFITS: Access to all Tall Grass amenities like pool, tennis, clubhouse, etc.- Executive Lawncare Package (ELP**)- Owner pays HOA fees, handles tree maintenance, gutter cleaning, security- includes area rugs, air hockey table, plus tools / equipment, etc. Landlord pays / coordinates lawn sprinklers / drip system maintenance, annual startup, backflow preventer valve certification, annual shutdown, repairs.

**EXECUTIVE LAWNCARE PACKAGE (ELP) is required (ask about, and have peace of mind) included at most effective cost (no profit), and managed by landlord to meet HOA upkeep duties like mowing, edging, weed / grub treatment, fertilizing, etc. - No DIY option available due to mixed historical DIY results.

TENANTS: Pay all utilities- follow HOA rules- keep property clean / presentable- notify landlord of any problems proactively- do general outside upkeep, like maintain flower beds (keep neat), rake / bag leaves, keep window wells clear, trim bushes, remove snow- do inside general maintenance, like assure fire / smoke alarms / co2 detectors fully operational (change batteries), change fiberglass HVAC filters (1 year supply provided) at least 1/mo, use home systems properly- and professionally fix anything they break, etc. Tenants should take practical, respectful care of property, like remove shoes at entrances to not scratch new wood floors or soil carpets. SECURITY DEPOSIT (SD): Can be 1-2 months' rent depending on financial / other circumstances such as # of people, # of pets, credit, etc. Last month rent must be paid as normal vs using SD for last month rent.
