This home looks absolutely great inside and out. Newer carpet, paint and appliances has it looking like new with a very clean feel throughout the over 2700 sq foot frame. Great neighborhood with lots of common areas. Close to all your shopping, dining and entertainment needs. Refrigerator not included in rental.

-To apply for the home you can complete an online application on our website at www.PMIofBoise.com. Application fee is $20 per person. Everyone over the age of 18 must be on the application. If applications are not submitted together you must email Danyale@PMIofBoise.com all of the names of the applicants (first and last names). Please note this email is just for any additional information needed regarding your application and for document submission. If you have questions about the property please contact our office and press option #1.
*Please note there has been an overwhelming amount of interest to each of our properties. Please allow 3-5 business days for our leasing team to review and verify the information you provided. We understand this is a stressful time for everyone. Our team will process the applications as they are received so be sure to get everything in within 24 hours of submitting your application. Calling and emailing will only delay the process further.
-APPLICATION INSTRUCTIONS (HOW TO APPLY):
1. Ensure that you have all the required documents handy (please preview application for the necessary required information)
1.1. **If you are applying for a property that is located within the City of Boise you MUST select the home you wish to apply for and click the "Apply Online" button (next to the property), in order to pay the lower City of Boise application cap fee of $19.95 per adult.

4. Pay the Application Fee
-This home does not accept section 8 housing vouchers.
-Security Deposit is equal to one month's rent. $150 lease initiation fee will be deducted from security deposit.
-Utilities are not included
-Unless otherwise specified in "Restrictions" (on PMI of Boise website) - All pets must be two years or older, well trained and well behaved. A pet rent of $50 a month will be collected for two pets max. Firm no cats. No additional pet deposits are required.
-A 'Pet Screening' profile will need to be submitted. (Copy and paste the following link in your https://pmiofboise.petscreening.com/)
-Lease Initial Term: Lease Terms may fluctuate depending on time of year the rental is available. All leases renew in the Spring/Summer months.
-HOA FEE: Paid for by the owner
Here are a few basic requirements for all of our rental properties:
-All of our rentals are smoke free
-Good rental history - Minimum two years of rental history OR homeownership. (Renting from family members does not qualify for rental history.)
-No evictions
-Income requirement must be a minimum, combined monthly income, of three times the monthly rent (must be verifiable). Screenshots of bank statements will NOT suffice as income documentation. A "Welcome Letter / Offer Letter" may suffice.
-We'd like to see a credit score of 620 or better - (If it's not, you may be considered for our High Risk Renter Program. Our High Risk Renter Program is strictly a case by case basis. There would be a 3% fee added to your monthly rent and we report to the credit bureau as you pay your monthly rent.)
