1. Rent & Security Deposit

2. Application & Screening Requirements
All applicants 18 years and older must meet the following criteria:
• Credit check required.
• No prior evictions, collections from apartment complexes, or bankruptcies filed within the last 10 years.
• Submission of the following documentation:
o Last three (3) months of pay stubs, and
o Last three (3) months of bank statements showing consistent income deposits.
• Each adult must submit to a background and credit check. ($35) for each adult. Plus $150 for the HOA application fee.
3. Pets
No pets are permitted on the property unless medically necessary and verified as an emotional support animal (ESA) or service animal under applicable law.
If Tenant requires an assistance animal for medical reasons:
• Tenant must provide a current (dated within 90 calendar days) letter from a licensed medical provider, printed on the provider’s official letterhead, verifying the medical necessity of the animal.
For approved companion animals (emotional support animals):
• A maximum of two (2) animals are permitted. (Stated by the HOA bylaws)
• Each animal must not exceed 25 pounds.
• A non-refundable fee of $300 for each animal will be charged.
• Animals must be registered with the county, and proof of registration must be submitted to the Landlord before move-in.
NOTE: Bona fide service animals (as defined under the Americans with Disabilities Act) are not considered pets, and no fee shall be charged for service animals. However, documentation verifying status may be requested.
