Please see attached rental application instructions.  One month holding deposit and a fully completed online application from all applicants is required to vet tenants.  All applications accepted online at www.mikezrentals.com. There is a $30 per person rental office application fee and a $100 rental office application processing fee if approved.  Additionally there is a $50 broker registration fee, a $66 per person background check fee for the Meadows of Estero as well as a $150 non refundable association application fee. The association has a minimum credit score of 650 for all occupants. This property has a 2 part approval process. 

The owner/mgmt company approves the tenants to lease the property and this includes a background and credit check, proof of income, etc.  Secondly this property is located in a restricted HOA and all tenants (not children) must be approved by the HOA prior to commencement of a lease.  It is the tenants sole responsibility to hand in any and all applicable HOA paperwork to the HOA and to give evidence of approval.  Please allow a minimum of 21 days to process the HOA paperwork.
