Utilities Responsibility: Renters are responsible for gas, electricity, and water usage within the house. The owner covers irrigation reclaimed water for the yard.
Renter's Insurance Requirement: Renter's insurance is a mandatory requirement to protect personal belongings and liability.
Pet Policy: Only two cats or two dogs (total of two pets) are allowed per household, with no aggressive breeds permitted. Each pet is subject to a monthly rent fee of $20 and requires a $250 security deposit per pet upon lease signing.
Payment Terms: The last month's rent is due at the lease signing.
No Smoking Policy: Smoking is strictly prohibited within the premises.
Responsibility for Common Area Amenities: Renters are fully responsible for any damage caused by themselves or their pets to the common area amenities.
Appliance Malfunction and Property Damage Notification: Renters are responsible for promptly notifying the owner of any appliance malfunctions (e.g., oven, microwave, hot water boiler) and any misuse of the property. Damage to property, carpet, or structure will be deducted from the security deposit. If the security deposit is insufficient to cover the damage, renters will be required to pay the owner for the remaining amount.
Occupancy Limit and Subleasing: A maximum of four people and two pets are allowed in the property, and subleasing is not permitted.

Therefore, I do not require any cash payments, wire transfers, or other forms of direct payment outside of the designated listing platform. All financial transactions, including rent payments, security deposits, and any other fees, must be conducted through the approved listing platform to ensure accountability and protection for both the tenant and myself as the landlord.
