Rental Qualifications:
Applicants must demonstrate verifiable gross household income of at least 3x the monthly rent ($8,385/month), or otherwise demonstrate sufficient lawful and verifiable income to meet the rental requirements. Good credit and rental history are preferred. All applicants 18 and older must complete an application and authorize the same screening process, including credit, rental history, and background screening. Income and rental information must be verifiable. All applicants will be evaluated using consistent, objective rental criteria and in accordance with applicable California fair-housing laws.

Lease Information:
First month's rent and security deposit (1 month rent rate) due at the time of signing the 1-year lease. All utilities are at the expense of the tenant/renter. Also, renter should carry renters' insurance for personal property coverage.

Owner will pay for Gardner and 1 year of security system. Landscaped grounds are to be kept watered at the same level as they are at the time of move in. If it is not, then warnings will be issued and potential fees will be assessed.
