**Financial Terms**

Monthly Rent: $2,150, due on or before the 1st of each month via approved payment methods.
Late Fee: A $150 penalty applies to late payments.
Upfront Costs: A $2,150 security deposit and a non-refundable $250 cleaning fee are due alongside the first month's rent.
Utilities: The tenant is fully responsible for all utility costs.
**Tenant Responsibilities & Rules**
Smoking: Strictly prohibited inside the home.
Yard Maintenance: The tenant must maintain the yard. Any damage to the landscaping or irrigation system must be repaired at the tenant's expense.
Property Access & Showings
The landlord or their agent may enter the home to show it to prospective tenants or buyers, provided they give at least 24 hours' notice (except in emergencies).
The tenant must keep the home clean, presentable, and reasonably available for these showings.
**Early Termination Policy**
If the tenant needs to break the lease early, the following rules apply:
Notice: The tenant must provide at least 30 days' written notice.
Termination Fee: A fee equal to one month's rent ($2,150) must be paid.
Ongoing Liability: The tenant remains responsible for rent and utilities until a new tenant moves in or the original lease term ends (whichever comes first).
Finding a Replacement: The tenant must cooperate with showings and keep the house "show-ready." The tenant can help find a qualified replacement, but the landlord must screen and approve them. Financial responsibility officially ends the day the new tenant's lease begins.
