Please note that the single garage is not included as part of the rental. *Availability and Lease Terms:* - Accepting applications for a move-in date of mid-August - September 1, 2025 - 12-month lease - Security Deposit: $1,600.00 - Non-refundable one-time administration fee: $100.00 - Monthly Rent: $1,600.00 - Monthly 1% Tech admit handling fee $16.00 - Monthly storm water up to $12.45 - TOTAL Monthly payment $1,628.45 **Utilities and Responsibilities** The tenant is responsible for transferring all utilities into their name and covering the costs of all utility services, including garbage service. Additionally, a mandatory 1% professional handling fee of $16.00 will be applied based on the monthly rent. There is also a monthly stormwater fee of up to $12.45. Furthermore, tenants are responsible for lawn care, weeding, trimming trees and bushes, as well as snow and ice removal. **Application Policy and Procedure: ** Each person (18 years and older) must provide a state-issued picture identification, a valid email address, and proof of income. A non-refundable application fee of $50.00 is required to run a background, rental history, criminal, and credit check, 610 + credit score. Applications will be processed on a first-come, first-served basis. The first completed and approved applicant will need to pay the security deposit to secure their housing. Pet Policy Procedures A non-negotiable and non-refundable animal/pet cleaning deposit of $500 must be paid. Owner/Management will need to approve. Applicants must provide a picture of the pet, proof of breed, and (weight restrictions may apply), as well as up-to-date vaccination records and proof of spaying or neutering for verification with the veterinarian. Please note that this property is not wheelchair accessible, and installation of a TV dish mount on the house is not permitted.
