1. Have total family monthly verifiable documented income of 2 ½ times rent per month for family and 2 times rent per month for single person. Rent paid by 3rd party or government agency can be added as extra income to qualify
2. Reasonable credit with no multiple collections due for gas, electric, and phone bills in the last 3 years. Medical bills, student loans etc due may be acceptable after review.
3. Gainfully employed currently at least for 3 months and minimum of 24 months within last 36 months unless have verifiable documented source of alternative income.

4. No Eviction within last 5 years. No serious criminal record or on sexual offender list. Candidates with minor police violations can be considered on case-by-case basis if qualify for income
5. Individuals with not so perfect credit, or minor background issues can be evaluated for possible approval depending on employment and historical income
6. A cosigner who qualifies for income requirements can co-sign on behalf of resident to meet income requirements
