Welcome to the Apartment List October 2025 Rent Report for Spokane, WA. Currently, the overall median rent in the city stands at $1,156, after falling 0.8% last month. Prices are now down 1.2% year-over-year. Read on to learn more about what’s been happening in the Spokane rental market and how it compares to trends throughout the nation as a whole.
The median rent in Spokane fell by 0.8% over the course of September, and has now decreased by a total of 1.2% over the past 12 months. Spokane’s rent growth over the past year has has fallen behind the state average (1.5%) and is similar to the national average (-0.8%).
Nine months into the year, rents in Spokane have risen 1.1%. This is a similar rate of growth compared to what the city was experiencing at this point last year: from January to September 2024 rents had increased 1.4%.
Spokane rents went down 0.8% in the past month, compared to the national rate of -0.4%. Among the nation's 100 largest cities, this ranks #80. Similar monthly rent growth took place in Nashville, TN (-0.8%) and Austin, TX (-0.8%).
Citywide, the median rent currently stands at $920 for a 1-bedroom apartment and $1,223 for a 2-bedroom. Across all bedroom sizes (ie, the entire rental market), the median rent is $1,156. That ranks #85 in the nation, among the country's 100 largest cities.
For comparison, the median rent across the nation as a whole is $1,224 for a 1-bedroom, $1,379 for a 2-bedroom, and $1,394 overall. The median rent in Spokane is 17.1% lower than the national, and is similar to the prices you would find in Milwaukee, WI ($1,157) and Lincoln, NE ($1,156).

We begin with reliable median rent statistics from the Census Bureau, then extrapolate them forward to the current month using a growth rate calculated from our listing data. In doing so, we use a same-unit analysis similar to Case-Shiller’s approach, capturing apartment transactions over time to provide an accurate picture of rent growth in cities across the country. Our approach corrects for the sample bias inherent in other private sources, producing results that are much closer to statistics published by the Census Bureau and HUD. Apartment List has released Spokane’s results from the third annual Apartment List Renter Satisfaction Survey. This survey, which drew on responses from over 45,000 renters nationwide, provides insight on what states and cities must do to meet the needs of the country’s 111 million renters.
"Spokane renters expressed general satisfaction with the city overall," according to Apartment List. "They gave most categories average or below average scores."
Key Findings in Spokane include the following:
Spokane renters gave their city a C+ overall.
The highest-rated categories for Spokane were public transit and jobs and career opportunities, which both received B+ scores.
The areas of concern to Spokane renters are social life (F), pet-friendliness (D), weather (D), commute time (D) and safety and low crime (D).
Spokane earned similar scores compared to other cities in Washington like Tacoma (C+) and Vancouver (D), but earned lower marks than Seattle (B+), Bellevue (A+) and Renton (A+).
Spokane did relatively poorly compared to cities nationwide, including Dallas (B), Chicago (B-) and Charlotte (A-).
The top rated cities nationwide for renter satisfaction include Scottsdale, AZ, Irvine, CA, Boulder, CO and Ann Arbor, MI. The lowest rated cities include Tallahassee, FL, Stockton, CA, Dayton, OH, Detroit, MI and Newark, NJ.
