Income must be at least double the rent for the full lease term. Roommates may combine income, and an approved cosigner may be added. Housing vouchers and other rental assistance count toward income, though approval is not guaranteed. Credit of 650 or higher is required, regardless of source of income. Each adult is screened for credit, criminal and eviction history, and prior landlord verification. Registered offenders and convicted felons are declined. PROPERTY RULES Non-smoking property, including marijuana, vaping and all tobacco. No subletting, no renting rooms out, and no AirBnB or similar short term use. Pets: $300 additional deposit and $25 per month, per pet. Security deposit is due when the lease is signed.
