There is a fee of $40 per application which will be paid by applicant at time of filling out application. This will include Credit report & score, criminal, eviction and income verification reports. This fee is NON- REFUNDABLE.

To be approved, ALL the following requirements must be met:
-Income 2.5 times the monthly rent
-1 year in current job
-Minimum Credit score of 650
-Evictions, judgments, tax liens, credit history of not paying financial obligations, and bad rental history will result in denial of application.
-Cash income, under the table income or side gig income which is not included on your tax return will not be considered.
-Any government assistance from must come from San Bernardino County in order to be considered towards income requirements.

All applicants must provide the following:
-Government issued photo ID/Driver's License
-2 months pay stubs or award letter to verify income
-2 months bank statements
-Tax return for previous year (must include schedule C and any 1099's if claiming self-employment income)

Applications will be processed in the order received. In the event we receive multiple applicants for the same property, the best qualified applicant will be offered the rental first. The unit will be held for a maximum of 14 days prior to the start of lease with a holding deposit.
