San Antonio Rent Report: February 2023

Welcome to the Apartment List February 2023 Rent Report for San Antonio, TX. Currently, the overall median rent in the city stands at $1,219, roughly the same as last month. Prices remain up 3.7% year-over-year. San Antonio rents are flat month-over-month and up 3.7% year-over-year

The median rent in San Antonio fell by 0.1% over the course of January, and has now increased by a total of 3.7% over the past 12 months. San Antonio’s rent growth over the past year has is similar to both the state (4.2%) and national averages (3.3%).

January rent growth in San Antonio ranked #34 among large U.S. cities

San Antonio rents went down 0.1% in the past month, compared to the national rate of -0.3%. Among the nation's 100 largest cities, this ranks #34. Similar monthly rent growth took place in Madison, WI (0.0%) and Portland, OR (-0.1%).

San Antonio is the #71 most expensive large city in the U.S., with a median rent of $1,219

Citywide, the median rent currently stands at $1,048 for a 1-bedroom apartment and $1,295 for a 2-bedroom. Across all bedroom sizes (ie, the entire rental market), the median rent is $1,219. That ranks #71 in the nation, among the country's 100 largest cities.

For comparison, the median rent across the nation as a whole is $1,148 for a 1-bedroom, $1,316 for a 2-bedroom, and $1,338 overall. The median rent in San Antonio is 8.9% lower than the national, and is similar to the prices you would find in Corpus Christi, TX ($1,220) and Philadelphia, PA ($1,215).

San Antonio rents are 4.3% lower than the metro-wide median

If we expand our view to the wider San Antonio metro area, the median rent is $1,273 meaning that the median price in San Antonio proper ($1,219) is 4.3% lower than the price across the metro as a whole. Metro-wide annual rent growth stands at 3.9%, above the rate of rent growth within just the city.
